Understanding Affordable Housing: The LIHTC Program at Creekside Village

At Creekside Village Apartments, we take pride in offering newly renovated, high-quality homes with premium finishes—like granite countertops and custom cabinetry—at rental rates that make sense for your budget. This is made possible through the federal Low-Income Housing Tax Credit (LIHTC) program. Here is a transparent breakdown of how this program operates and how it directly benefits our residents.

What is the LIHTC Program?

The LIHTC program is a federal housing initiative designed to ensure that working individuals and families have access to stable, modern, and reasonably priced housing options in high-opportunity areas. Unlike public housing programs, LIHTC properties are privately managed communities that offer market-rate amenities at income-restricted rental tiers.

How Our 60% and 70% AMI Tiers Work

An applicant’s eligibility is calculated using the Area Median Income (AMI) for the Washington-Arlington-Alexandria metro area. To accommodate diverse household dynamics, Creekside Village features apartment homes restricted to two distinct income brackets (maximum incomes being provided are for 2026):

  • The 60% AMI Tier: Tailored for households with total gross annual incomes capping at specific limits depending on family size (ranging from roughly $69,780 for a single person up to $115,620 for a 6-person household).
  • The 70% AMI Tier: Created to offer flexible, affordable opportunities for moderate-income earners, capping household limits slightly higher (up to approximately $81,410 for single-person households and up to $134,890 for 6-person families).

By tying rent limits directly to these tiers, our residents enjoy financial predictability, allowing them to live comfortably in Fairfax County without sacrificing access to premier local amenities.
